Main Home
; Approximately 3700 Square feet of total living area; the home was
originally built in 2003 and was a 2700 SF 4 BR, 3 ½ bath with a study. In 2007,
approximately 1000 SF was added to create a guest home, which is attached via a breezeway and common standing seem metal roof. The main house is a traditional, Texas Hill Country design with limestone and wood exterior, with corrugated tin end-caps for authenticity. The home is surrounded by over 2000 SF of wrap-around covered porch and the entirety is under a 26 gauge standing seam metal roof. Engineered Walnut flooring dominates the interior of this custom home. Naturally, wet areas are tiled, and include Quartzite Stone in the master bath, slate in the kitchen, and ceramic tiling in the utility room and secondary baths. Other interior features include stain grade, 30” extra wide doors and walkway casings. The stunning kitchen features to-the-roof custom cabinetry crafted of stain-grade knotty pine and features glass inserts and a wine rack. The gas cook top, oven, and microwave are matching Jenn-Air and the cook top is vented via a subterranean downdraft system. The dishwasher was replaced in 2007 and is a Bosch. Additional kitchen features include a massive island, pressed tin backsplash, and all countertops are bull-nose slate granite. The bar side of the kitchen features a hand-painted butler’s sink, imported from Mexico, along with an ice maker. Notable one-of-a-kind features include a custom Cypress wood front door with recessed ironwork; all hand crafted and one-of-a-kind, and includes Baldwin locking mechanisms. Additionally, one-piece solid Cypress wood planks harvested from the Sierra Madres were used to construct the fireplace mantle and master bath vanity. The entryway, main living area, bar, and pony wall are all constructed with custom limestone masonry work. The living area is open, and the ceilings vault to 18 feet. Perhaps the most remarkable feature of the home is the rearward facing elevated view. All rear-facing windows are large, dual thermo-pane tempered glass picture windows and overlook a 140 +/- year old, 1.5 acre spring-fed pond; there are no rear-facing window treatments obstructing the breathtaking views. Much of the acreage surrounding the subject tract is 3rd generation family land and historical accounts of the pond being dug out by mules and plows in the 1860’s are plentiful. To wit, the mature pines growing from the dam aptly validate the pond’s age and the echo system of aquatic life is no exception. Somehow, Catfish (Blues), Largemouth Bass, and Crappie peacefully cohabitate and so the fishing goes; as it is told, the pond has never been dry. Two additional bedrooms, one additional full bath (Hollywood), one half-bath, and a dining room round out the interior rooms of the main house, along with a combined pantry/utility room. The main home has two, 3-Ton A/C units. It also has two propane gas powered hot water heaters supplied by a 500 gallon subterranean propane tank. The furnaces and cook top are also propane gas. The home is serviced by a conventional septic system and has excellent drainage into the sandy loam soils. It was last serviced (pumped) in late 2007. A water well housed and protected by limestone walls supplies both the main and guest home with a 1.5 horsepower pump and is at a depth of approximately 350 feet; the well provides excellent water quality, volume, and pressure. The home is also equipped with a full water softening system and includes and full-feature alarm system. The outdoor entertainment area in the breezeway includes a plasma TV and surround sound system. All speakers are recessed, and wrap around all covered porch areas to home’s rear. The system’s components are all located inside of the home for a clean appearance and are controlled by a single remote control via Infrared Emitter Technology; this system was just professionally installed summer of 2008.
 
Guest Home: The guest home was added in 2007 and is approximately 1000 SF of living area with an attached, covered carport and includes similarly appointed features as the main home. Its roof is a matched continuation of the same 26 gauge standing seam metal roof as the main house and the exterior of the same grade and type wood siding as the main home to the rear. Engineered, hand-scraped wood floors, custom hardwood cabinetry, granite countertops and large picture windows also grace this home. There are four separate and private entrances available to the guest house, along with a patio and the same breathtaking views. The guest house features a full-sized living area with vaulted ceilings, recessed lighting, and large, full bath, which includes Travertine Marble and stain-grade trim and cabinets. The guest house is isolated on its own electrical system and has one, 3.5 ton A/C cooling it and is new with the addition. Heat is provided by a separate furnace and the stove is propane gas as well. For your comfort and safety, the guest house is fed off of an isolated 60 amp breaker from the main home’s 200 amp panel and is backed up with a 100 amp transfer switch and generator for complete power during outages, including water well power; this served us well for one week after Hurricane Ike power outages and the home sustained zero damage as a result.
 
Land and other improvements:  49.5 secluded (agriculturally exempt) acres of Gimes County real estate are accessed through remote controlled gate, powered by its own electric panel (private Entergy transformer drop) with a battery back-up. Access to subject tract by easement appurtenant, which is over 2000 running feet of deep clay base with heavy packed crushed limestone and is extremely stable and low maintenance. Tract is fully fenced, partially cross-fenced with barbed wire & T-posts. Round Pen made of rough cedar posts and cattle boards. Land is approximately 50% native pasture grasses (alternately grazed by cattle from an adjacent grazing lease with neighbor) and 50% wooded. Woods include a nice mix of scattered Red Oak/Water Oak/Post Oak and Southeastern Pine. Subject tract is surrounded by large acreage tracts with no other homes in vicinity; extremely private and secluded on all quadrants. Plenty of deer roam these woods, as do hogs, occasionally. Two Cattle Guards. 1000 linear feet of 4’ fencing surrounds the immediate acre or so of the home and is constructed of true 1x6 rough-cut cattle boards, rail and post capped and concreted to the post collars. 40X30 Bar on a 5” concrete slab w/14’ side-walls, ridge vent, 7’ halfglass walk-through door, 3x3 window, and two 10’ rollup doors (10 approach apron). There is an HL&P high line easement bisecting the back (eastern portion) of the tract and it is all grazing pasture/pond. 2nd pond (livestock tank) in northeast quadrant. Children’s play area with swing was also constructed near the rear of the residence.
